How Does Seller Financing Work?
The seller of a property agrees to sell it in exchange for monthly payments over a set period. These payments. Include interest (instead of receiving the full purchase price upfront).
Payments often include property taxes, property insurance and condo fees (if applicable).
What Is A Rent-To-Own Contract?
A home buyer pays a down payment (5%-10%) for the property. The buyer is vested in the home and pays a monthly payment.
A portion of that payment is allocated to building equity in the property over the contract term (3-5 years).
The buyer is partnered with a mortgage broker and credit counsellor to ensure they qualify for a traditional mortgage at the end of the term.
